The fact that he can't get a conventional lender to look at this deal without your equity...tells you everything you need to know.

Another option you might want to consider is turning the home into a furnished rental for corporate clients utilizing VRBO and the like.  Not sure if you have any desire to got that route, but it might significantly improve your cash flow.  

I would require full background done on your tenants. You want to know criminal history. I would tell them your insurance requires it - mine actually does. I would trust but verify the story the older couple is telling you (they are sellers after all). Finally, I would plan on marking rents up quickly, within 60-90 days I would want all my units at market rates.

I live very close to Clermont, it is a nice area. I am presume that you have your reasons for wanting to buy a new home, but there are MANY REOs, short-sales, and the like in Lake County, Florida.

I am an agent here, and I see them all the time. It looks like you $ per sq/ft. is decent, though... Many of the homes I see on the MLS could not possibly be rebuilt for what they are selling for.

Most of the services allow you to capture screen-shots of what the VA is doing. It's kind of random on their end, so if they are playing World of Warcraft while on the clock, you don't pay (and they get kicked off the service).

I have found off-shore VA to be kind of a waste of time, you wind up spending so much time explaining and managing that you could have done the job yourself. This does not mean it won't work, it just means that for $2 an hour, be prepared to spend a lot of time training, following up, correcting, etc... maybe splurge and go for that $5 an hour guy :)

I have used pergo (off brand at lowe's about 85-90 cents sq. ft.) I use an upgraded pad so it doesn't have that hollow sound.

People in my price point are blown away with how much cleaner and nicer it looks over carpet (always dingy looking).

Too soon to know how it holds up, but so far so good.

Joshua, I took my real-estate exam at 16, but couldn't get licensed until I was 18. I have always loved real-estate, I recently sold an ecommerce business that I founded after 10 years of ownership, and have been trying to plow money into distressed property here in FL.

Michael, not as many as I would like, I have done 12 in the past 6 months, and only 13 in the past 2 years... but i was pretty busy selling off my business last year... now I am 100% full-time doing my real-estate... I am planning on doing in the neighborhood of 50 deals in 2010

My name is Brian J. Lunsford, I just joined this forum. I hope to make some connections with other investors, and leverage our contacts to make some deals happen.

I am aggressively investing in condos and SFH in central Florida, both for myself and investors. I am (like everyone else) looking for REOs and short-sales (with completed BPOs) that can be bought at respectable discounts.

Only interested in properties 1995-and newer (will consider packages that have a few outliers from this).

Let me know if you are looking to buy property down in this warm part of the country (at ground-zero for the real estate excesses and fallout) - or if you have property that you need to move.

I deal mostly on the high-end, and prefer investors who are have $1M+ to invest. Hope to talk soon ~
