Hello Robert,

Thank you for responding to the request for help. Here is more information on the offers made and back story.We made offers on 3 properties. We began looking at properties in East Cleveland (W. 60th to W. 126th), Cleveland/Shaker Heights (E. 116-E. 143) and a price range of $30K to $60K. The most recent offer we made was on Sutton Road - duplex, bank owned and list price of $45K. We offered $55K and received the POS violations with the big ticket items being replace north wall of foundation, electrical and plumbing. We requested a maximum limit on repairs, but seller finally responded as is, no exceptions. The initial offer was made June 6, seller requested best offer on June 13, and we received POS on June 26. End result - they accepted offer but we could not get a reputable estimate on foundation repair so we backed out.We low balled the first property and were denied immediately. Second property was E. 222 and we were outbid even with escalation clause. Original purchased backed out, and we re-submitted. No response from seller other than they have our bid and a cash price offer.We made an offer on Forest Ave in Maple Heights, seller provided limited feedback, so we pulled out due to lack of reliable comps and discrepancies in rent rolls.We are pre-approved for 2 types of financing - hard money and FHA with 203K. According to our real estate agent we are getting limited to no response to our offers, which may indicate agent has limited experience with investors.
