Hello all, with the prices on materials sky rocketing right now what are you guys doing to mitigate the cost of a rehab? Any tips would be appreciated.

Very crazy indeed. In a scenario like this what would cause a tipping point of the market?

Hello Brittney I would suggest reading the book: If You Can't Wholesale After This I've Got Nothing For You by Todd M. Fleming.

Its a great book that covers the basics of wholesaling. Besides this what you should be focusing on is creating a system to find OFF market deals. Whether its cold calling, driving for dollars or social media this is where you as a wholesaler add value to the market and investors. In my honest opinion, on market deals aren't going to be worth pursuing at all even more so right now with this hot market.

Great work! Just out of curiosity, what would you do different as far as dealing with a contractor? I agree with @David Avery that setting up a system with a couple contractors would be optimal for accountability without you having to babysit.

Foreclosures usually come with extra due diligence and/or extra hassles like eviction and such. Also, the need for upfront cash deters many new investors from foreclosures. Not to say its good or bad just a specific niche within the real estate space.

First off there's no way around getting started and dealing with "growing pains". The best way of going around it is being upfront and honest about what you're working towards, whether its a buyer/seller. Networking with buyers and letting them know you're on the hunt is understandable. Last thing you want to do is over sell/under deliver. Let your work speak for itself, hope it helps.

@Peter Fuentes Post-covid times can be a big factor with the market specially when the eviction ban lifts. It has been extended towards the end of June 2021 so its going to be interesting how that's gonna play out.

As for wholesaling 17 years in Phoenix, its not impossible. With a population of almost 2 million I'm sure there are plenty of deals to last you a while.

Wholesaling opportunities are usually created by different situations such as divorces/deaths/unemployment etc. and they are ongoing, not finite.
