Is there an easy way to find out if a property owner is willing to seller finance or is calling around the way to go? The down payment is not the issue for me. I have $40K and I can sell a few things to come up with another $40k. Its the loan that is proving to be difficult. Banks hear that I don't have a job and run.

Thanks @Ingrid J. Yes multi family would be a great route to go. Funding continues to be difficult especially without a w2 job.

Hi all, I am 36 and very interested in getting into real estate investing. I recently lost my gig as an operations manager for a mid sized manufacturing company. I own 2 single family homes, live in one and the other is a rental. Also have around $40k in savings and around $250k in equity. So here' s the deal, without a w2 I foresee a lot of road blocks, Correct? So what do you think is a good way to get started? Maybe network and try to partner up with a wholesaler? I also thought about getting my real estate license and starting in sales. I'm not really the type to dip my toes in the water. I dive in head first. Your thoughts?
