I have a property I just went into contract with a tenant. After she signed the contract and gave me the check she proceeded to tell me she has a bi polar daughter who got out of jail recently and it’s trying to get her to move in. Plus it’s no pets and she may bring a pet. If I have not cashed the check yet can I void the contract if she has not even gotten the keys yet

Was wondering if registering and subscription fees were worth paying for the hud and foreclosure listing sites. Or how else do u get access to these
