I think that is good advice. I’ve thought to do this but have been unable to contact the neighbor, even at their home.

The ideal would be to buy the property next door. I haven’t had a chance to inquire.


I’ll verify, but I don’t think the tenant wants out of the lease. She has sent me some photos of the issues.

@Nathan Gesner to clarify my tenant is not the problem. The problem is the neighbor. We are fighting back the neighbors infestation. My tenant is very tidy.

I have a property in Baltimore county, and the neighbors are very messy / don’t take care of their home. My tenant has been complaining of roaches and of mice. I’ve had scheduled pest control coming out, and they’ve even come out more frequently than scheduled. Despite this it seems the issue is ongoing and not necessarily improving.

I should note, my tenant keeps things very tidy and has even attempted her own DIY pest control measures on top of the professional treatments.


At this point I know that the majority of the problems is the gross neighbors. What can I do, or request for Baltimore county to do!? I have done what I can and the tenant is frustrated. There must be some recourse to have the neighbors handle their mess / infestations. Any advice is appreciated.


TLDR; neighboring townhome in Baltimore county causing mouse and roach infestation. Can I get any authority involved to force them to clean up?

Post: Deducting Tools costs from rental income?

I have purchased a few tools in the process of getting my most recent property rent ready. One tool being a tile saw for some tile repairs I needed to do, and another tool being a paint sprayer. Is it common practice to deduct the cost of the tools from the rental income for the year? I still own the tools and anticipate getting additional usefulness out of them. How are other people handling this?

I like the idea of having the tenant fill out my application so I can check references, etc. I suppose I could do that and then also send them to rent prep or somewhere where they pay for their background screen

@Account Closed that seems laborious and time intensive given I will want the fee prior to processing the application. Any online alternatives?

I see a lot of folks talking about services that can collect the application fee AND do the screening, such as cozy.co. I have not looked deeply into these options.

That being said, I plan to submit my own screening via RentPrep, but I want to collect the fee and submit the background check myself. What are people using to actually collect the application fee that is not baked into the actual screening?

Thanks all for the input. I am leaning towards having the tenant pay the water invoice online, but I'll have to include some good language in the lease so that it is clear how that should function. Does anyone have any good examples?

Obviously I will need to double check that it does get paid, but that is still less work, I think, versus invoicing the tenant.
