I'm looking for referrals for someone with experience setting up an STR in Franklin NC. I'm looking for good cleaners, sub contractors, and or property managers. I'm helping a friend who recently inherited a house that could supplement her retirement income. If you know the area and have any ideas I'd be super grateful.

We have them in St. George Utah. It's a very restrictive city/area so now it feels like it's the only way to get in. In the beginning 3-4 years ago. Some of them have the exclusive property manager and it was 35%. So I passed on it. I could get better rates in other markets and passed. However, 3-4 years later the PM have dropped their rates, the community has allowed a second property management company to compete. The big but in this is those original homes were selling at $1 million when the subdivision was new. The same houses spiked at 4 million in the peak. So the consequences of my decision on 35% cost me a lot of money in earned equity. 🤷 Super unique location so it's tough to replicate.
