@Harman N. You make a very valid point.  Besides the fact it's a hard market, I have only done the analyzed the properties in front of me.  After I posted this, I started analyzing out of my market just a few miles north of me, and it's somewhat of a different story.  

I also might need to change up my strategy.  What worked yesterday, isn't working today.

I'll be calling around to see what lenders I might be working with in the near future, so my question is:  What are some good questions I should be asking?  What are some "traps" I might do in the interview that would turn a lender off in working with me?  Basically, what am I looking for?  I'll be doing both cash out finance of BRRRRs and/or as low as I can down payments, all for buy and holds

I guess I don't understand what Analysis Paralysis is. Is it the inability to find a deal? Or you just find deal after deal and you don't pull the trigger? I'm in a really crappy market (Brevard County, Fl) for BRRRRs/Rentals right now, but that's not really suppose to matter. I keep using the BRRRR and rental calculator but I just can't get any property to cash flow. Is this something I'm doing wrong with the numbers, or is it I just haven't found the deals??

I love meet ups.  I use to go to Vegas for conventions and I miss the atmosphere (of conventions, not so much Vegas.)  I really look forward to meeting up with others in this space.....also, fully Vaccinated in February, so I'm good to go!

Hello!  My name is Brian and I am a Florida native living in Brevard County, Florida (directly east of Orlando.)  I am looking to create a healthy portfolio of rental properties that eventually lead to large multifamily properties.  While I am not opposed to growing the portfolio out of state, I would like to get all my growing pains worked out here in Florida.

Hello BP!  I'm a new investor to the Central Florida Area (Brevard County) and I'm looking to network with other Investors/Contractors/Lenders etc in the Brevard County Area.  I've already started a small list of fellow investors and am possibly looking to create some meet ups at a time more suitable for myself.  I currently have Zero doors, but I have a good Real Estate Agent looking for me who is new to Investing, but not to the area.  I'm also looking to create a team to systematize the process in order to just steam roll my portfolio as quickly as reasonably possible.  I would really love to get out of my federal job and enjoy my kids before they get to old.

Has anyone used Amplify my Business and found it worth it?  They offer to generate leads in a 15-20 mile radius, as well as personal sales training.
