GC is about to walk out on me. We are in the middle of a remodel. We have a contract. I haven't payed anything upfront so it is not a money issue, more the fact that there are half done jobs left behind and another gc for sure will quote me more to pick those back up. I'm about to seek legal council but wanted to run a quick check here about thoughts, tips, advices. Thanks a lot.

@Joe Vesey original intent at the time of purchase was to rent it out. Life got complicated and took forever to finish. I was literally about to list it for rent when I ran the numbers for a scenario for sale and it checked out. So up until last Friday the intent was to rent. But no it has never been listed as a rental.

I have a sfh that I've owned for over 3 years. It has never been rented out. But that was the original intent at the time of the purchase. Then life happened. Property was sitting on sideline. 3 years have passed -  the market changed, appreciation, etc. The remodel is done finally. Running the numbers it would make sense to sell it right now and buy a different (newer) property and rent the new one out. Question: would this property be eligible for a 1031 exchange? I know flips are not. But since the property has been held for so long, I would think it doesn't fall in the category of a flip......or does it?

I installed a flight of 5 steps (Treated Lumber, done nicely) up the rise from the driveway, towards the walkway to the front door of Single Family Home.

Run is about 10 feet, rise is about 25 inches.

There is 10 feet of concrete walkway between these steps and the 3 step stoop, rising to front door. There is a metal hand rail here at the front steps. 

It didn't feel necessary for a handrail at the landscape steps before, but I'm starting to second guess myself. 

Would it be in my best interest to install one? Would I be liable as the landlord, should someone take a tumble entering/exiting the property via these steps.

There is also a larger stairway of 7 steps, leading to the back door. Run of 16 feet, rise of about 36 inches. I'm also curious if I would need one here, also.

Hi there, 

My father lives in Elberton and I have a couple of single family units in Hartwell, Ga, just down the road from Elberton.

I'm curious what the final sale price of this unit was? 


We can totally relate to the tight labor market in the area. Our properties are well behind schedule.
