We cannot create motivation... we must filter through and do our best to focus on those that are motivated. @Jim Pellerin great advice... thanks. I need to get better at recognizing motivation. I am guilty of travelling 1.5 hours each way recently, for a seller that was not motivated enough to sell to me... Sometimes, I need to remind myself... I cannot create motivation!

 I find honesty works great. I usually have no clue what my exit strategy will be initially. I introduce myself as an "investor" and explain that I look for homes that need some rehabbing. You may not know if you will end up buying it yourself or not. The deal may make sense to hold in your portfolio. You may partner with a buyer. You may assign the contract. You may get a hard money loan and take on the project yourself. You can have a goal in mind, but you don't have to figure out the exit strategy until your ready. Sometimes you may change your mind while you have the property under contract. Just make sure you don't intentionally omit the truth or directly lie. For some reason, sellers don't respond well to this...

I agree with @James Turner that a picture taken from your car may seem creepy to the owners. If you want to try a picture, why not add a picture of yourself. They know what their house looks like, but don't know you.

I like the letter. Send multiple different types of letters to appeal to different types of people. Some people are curious of the yellow letters. Some like a more professional type letter. Mix it up and see what works.

I like what @Tim Watts mentioned. We could all spend the rest of our lives getting educated. At some point, you just have to do it and learn along the way. You are never going to learn everything and get it all perfect each time. I try and work on being comfortable making mistakes and then learn from them. Good luck and do something new.

@Rob B. If I recall correctly, I looked over this property, saw it on craigslist. Scotts Valley is definitely a small town. I live in Los Gatos and the traffic can get bad. Lots of folks live over the hill in Santa Cruz and nearby and commute over to the silicon valley. I think you are right on in predicting a longer time in selling, down the road. However, if you know this going into it, you can plan and be prepared for it. I am curious to see what you do on this one. Keep us updated.

Congrats Shea on taking your first step in real estate. Try not to be overwhelmed and make sure to get out to a local REI meetup. Minh mentioned above the meetup at Whisper's Cafe on 7/17. Its a fun monthly event where you can meet other beginners all the way up to superstars.

I am hoping to purchase an inheritance list. Does anyone have any experience using either US leadlist or Successorsdata ? I have yet to market to an inheritance list. In my head, the age of the list seems important. Any criteria for how fresh the list needs to be for results? Any thoughts are much appreciated.
