Congrats, I wish I had gotten into to 30 years ago to.

I closed on my first deal in August. 3 unit, had one just go vacant and am rehabbing it now, fogure I'll have a few thousand into it including floors and appliances. It has positive cash flow and equity, and cash flow is going up as I am raising the rent by $250 a month on this one unit. I would have liked to aquired it for less, but the market is tough and I had 2 others going after the same properties I was looking at.

I hate to evict them as the former owner said they were good tenants. But on the brightside I can remodel and bring the rent up. I too will be buying more buildings.

Does anyone have a Maine 7 day notice eviction form? I have to evict my first tenant for non payment. I know my lawyer will provide one for a fee. Thought I would ask here first.

I finally closed on my first rental property. I have some minor work to do to it. Remove knob and turn electrical wiring and some other minor electrical work, cost about $2k. Other than that it's cosmetic. Now to see if this was the right way to spend my retirement.

They were asking more, but decided to let ot go for less. They are retiring and want out.

I like Brunswick and will be looking there to. It is a small world, what year did she graduate?

The only immediate repairs I saw where the chimneys need retoppi g, the dtiveway needs redoing and the basement qindows need to be boarded in and insulated. the rest is cosmetics as long as the residents stay.

The 'gotchas' that I see that I'd want you to really be comfortable with would be that repair cost number - this would have to be a pretty light rehab where you're maybe doing a facelift, etc.  Any major projects would eat through that 10k number very quickly.

Other than that, it looks to me like you're conservative.  I know BP has their own calculator and methods but what we do is just build in a 15% of gross rent multiplier that encompasses capEx, vacancy, deferred maintenance, etc. As long as your rents are good and you're getting the types of properties and tenants you want, this simplifies THINKING about it such that you don't need some crazy calculator and excel sheet to do the analysis on the purchase side.

My view is that is much better time and thought energy spent on the actual construction as there are a thousand ways to control costs and bring value in a rehab.

All utilities are included on the current rent as well as the heat, so those expenses are real. Which is what puts it at a lower cash flow.

But, I do not have the real numbers as the report the current owner sent is skewed.
