Keep in mind HOA costs. Personally, I'd rather own an older house with a low or no HOA rather than a condo with a $300+ HOA fee.

I'm comparing several websites to market via SMS (text messages), and am wondering if anyone has any input (either positive of negative) on the effectiveness of this technology as it relates to RE.

Originally I was using a list of cell phone numbers purchased from http://www.cell-phone-list.net in conjunction with a predictive dialer to reach potential customers for a RE related project I'm involved with. I've since built a fairly good size opted in client database and am now leaning towards using text messages to further reach everyone who opted in. 

I'm considering Trumpia (http://www.trumpia.com) but any input would be appreciated. Thanks.

Personally, I'd rather own a property free and clear vs hold a mortgage just for the peace of mind, but a lot of people say you are losing money if you do this because with interest rates so low its better to take a mortgage and invest the difference in the stock market (or other properties). Also you can write of the interest.

A lot of great info in this thread, but I'm wondering about the sustainability of the prices. For example; (Real numbers, from real properties) In 2012 a condo in a coastal California city sold for $150k, now the same condo is listed at $300k. I just see too much variability. For a tangible product to double in price in 5 years just doesn't seem sustainable to me, but I'm no expert.
