My first rehab was my fastest. It was a "J. Scott Special". By "J. Scott Special", I mean it was a fairly new house built in 1998, 3 Bed, 2 Bath ranch style in a nice neighborhood with an ARV of $105,000. A first time buyer house. During the rehab, I tried to mimic how J. Scott does a rehab. (What would J. Scott do?). I spent 4 weeks on the rehab because I was very meticulous. I put it on the MLS, and it was under contract in 24 hours. The first person who looked at it, made an offer which I accepted. We closed 4 weeks later. So from the standpoint of when I put it on the market, until when I closed, it was my fastest deal(flip). Thanks J. Scott!!

I've bought several houses from one wholesaler. If the numbers are right, then go for it. You can probably get some leads on good wholesalers and bird dogs at your local REI Club meeting.

Kelly P. is correct. When on Zillow, pull up the house you are researching. Go down the right side of the page until you see similar sales. Click on similar sales. These are the same sales prices that are found on the MLS or county website. I have cross checked them numerous times. The difference will be that in a half mile radius, the MLS may show the data for 10 houses sold while Zillow will show maybe 5 houses sold during the same time period. So you will have less comps, but they are accurate nonetheless.

I am currently rehabbing a house that has a garage. The garage has drywall that was painted about 13 years ago. My question is, do you fill in the nail holes, chips, cracks, and then paint, or do you just give the garage a good cleaning? My contractor says he never paints the garage when doing rehabs. Also, do most rehabbers pressure wash the concrete or steam clean it? I appreciate all replys!!!
