I call the google voice number at least once a week to make sure everything is working properly.  I also test the submission form on my website at the same time to verify that it is working.  I do receive cards back that are undeliverable and either scrub those off the list or dig deaper for an alternative address.  Thanks everyone for the suggestions so far.

I am a new investor still learning and looking for my first deal.  I started a direct mail marketing campaign about 8 months ago.  My leads have been coming from driving for dollars and lists I have purchased.  The lists I have purchased are for targeted areas with absentee owners and another list with high equity percentages.  All together I am mailing about 700 post cards to leads every 30 days.  As of yet I have not received any contact back from any of them.  I know it takes time to find leads but by now I expected to get some type of response even it its just someone telling me remove them from the list.  I provided them 3 ways to contact, phone, email, and a form on my website.  The phone goes to a google voice number that goes directly to my cell and there aren't even any missed calls.  Am I just being impatient or should I have heard something back my now?  I was considering changing my mail piece but not sure if its to early to really tell if its working.   How long do you guys give a mailing piece before you decide to change it.  I have attached my post card for your review.  I appreciate any feedback, tips, or suggestions.  Thank you all very much in advance for your help.  I have learned so much from this site.

I have been on BP for some time now reading blogs, listening to podcasts and browsing the forums.  There truly is no other place like BP for learning real estate investing.  I have learned so much from this site.  I figured it was time to post a quick introduction.  I live in Orange Park Florida and I am interested in starting to build a portfolio of buy and hold rental properties.  I figure I will start with a few single family homes just to just my feet wet then move on to some multi family units.  My plans is to use the stack method to acquire around 35 doors over the next 5 years.  I am currently working at a technician for a large Telecommunications company and I plan to keep that job while building my portfolio.  I have some medical conditions that will keep me from continuing that job long term as it is physically demanding.  I have been looking toward the future and needed to find a more passive income.  That is what brought me to real estate.  I have been interested in real estate since a young age but never really had that push I needed to get me started.  At this point in my life I am fully motivated and ready to jump in with both feet.  I am looking to find my first deal by the end of the year but the clock is ticking fast.  I just wanted to thank everyone that has contributed to BP, I have learned so much and will continue to learn as much as I can.  I look forward to being a more active member instead of just sitting back and reading.
