Hello, first time duplex owner,  

Would anyone say that rent is less on a duplex or the same as a single family home?  

 I would think that with the neighbor being close could lower the rent per unit.  Please advise if you can.

What day seems to be the best day to list your rental?  I feel Wednesday seems to be my favorite.  I have my own thoughts on why this is. How About you??

James that is exactly how I feel. I want one agent, she has been great. I just need advice on how to find those hidden deals. So far, we haven't found any.

Andy, I have been looking at fsbo, how can I find a good wholesaler?

I am a "buy-and-hold" investor, and I have only used one realtor to help with my properties. I am loyal to the agent, and she understands my wants and needs for a new property, but would it be a better strategy to have multiple agents looking for me? Do multiple agents for an investor have an advantage for scouring the market, can multiple agents give me a better chance at finding unlisted or soon-to-be-listed properties?

I have set up a meeting with my CPA and will then talk to my lawyer to fix this. I now have some info to take along with me thanks to you all.
