thanks for the reply. Yes i am buying for househacking in so i don't really care for it. But im trying to plan exit when it comes time to rent out the place, if it's going to be a difficult lease due to families(wives) seeing that and decide to rent elsewhere.

I just toured a place today that i really liked, the only thing about the place is it's got a single vanity sink for the masterbath( the bath itself is quite small and doesn't have space for me to change it to a double). Everything else looks quite good, the house's built in the 70s so it looks dated and needs cosmetic TLC.  How much value/how important is the double vanity adding to the house?

That's what i was thinking, i do actually like my current realtor but she just doesn't know anything about investing. I feel like im doing all the ground work myself and all she does is scheduling the walk thru.

Thank you for the response. yes Ive considered that as a possibility, but my angle would be wanting to learn about the nitti gritties of the business. Sure they could be trying to get good deals for themselves, but if they have many there's potential of passing that onto me since they can still get a commission out of it.

I have found a couple agents on my own and turned out they weren't investors themselves, and basically knew nothing about what i'm trying to accomplish. Is there any business etiquette when it comes down to moving onto a new agent like do i have to let them know ahead of time? or can i just move on and find a new one ? ( I did not sign any exclusive agreement)

I am seeing a few houses in my interests but they were foreclosures, I've read about foreclosures are usually sold AS-IS and there's no negotiation due to the fact they are owned by the banks. Is this true?

I just recently found a property that goes for 110k in an area that average rents about 1700/month. But there's not a lot of photos on the property and the ones showing only mainly shows the exterior (and the exterior alone kinda tells me this house needs quite a bit of TLC, tall grass, dark and dated windows, discolored roof, etc.) 

i ran the numbers and i can actually average around 200 a month on this SFH, but im worried that i won't have enough cash on reserve for REHAB if the rehab alone is going to costs me almost as much as the property itself. What are some things experienced investors do when they are in this situation? I understand if you have many deals under your belt you probably can already gauge how much you will be putting in without killing your budget. But what advice do you have a for novice that's starting that came across a potentially great first deal but is worried about the rehab budget?

I am in the same boat as well. Looking for lower priced deal with minor cosmetic that fits 1% rule seems to be really tough right now, esp in areas near the city on major MLS. I am looking to get my first property that I am could potentially househack. I am down for a meet n greet if anyone's interested. I will try to attend the upcoming BP local meetup groups as well!
