I heard a great tip for finding good contractors. 

Go to Home depot/Lowes, etc between 6 and 7 AM and look in the section of the store that you are looking for work.  Then just ask.

Or try craigslist/angies list. etc

Hey Guys!

In addition to real estate I also have a software company with a partner.  I thought that it was time to bring together my two businesses and create software to be used for real estate.

I'm looking to my BP family for ideas!  Here's your chance (like a kid in a candy store); 

1) what's your biggest challenge in RE?
2) What would solve this?

If I get enough of the same answer I'll do my best to create a solution!!

I suggest QuickBooks (Desktop)

Very easy to use and it creates very detailed financial reports.

My suggestion would be to find someone in  your market that is doing deals and ask yourself what value you bring to them? (bringing deals, hanging bandit signs, etc). Just be around them and learn what they do to be successful.

How big is this mailing list?  It probably wont be financially possible to find someone to skip trace the whole list.

I would suggest just sending out post cards a week behind the first mailing, since you dont have much time before the 11th

Thanks Guys!

You all gave me some great advice.  The value that I bring to the deal is the ability to negotiate a good deal with the sellers (whether that be a straight discount or a more creative financing deal). I can also manage the day to day aspects of the buy and hold.  

This means that all he has to do is provide the downpayment and collect the lion's share of the cashflow.  I think this is a win-win deal!!

Hey BP friends,

I recently ran into a new situation, and I need some ideas on how to structure an agreement.  The situation is as follows.

I have a coworker that knows I wholesale properties in my spare time.  He came to me the other day and said he wants to buy 2 single family homes near Binghamton (a college town in upstate NY) and he wants to work with me.  He has the properties picked out and the cash for downpayments.  I don't have a ton of liquid cash right now, so what would be the best way to structure a partnership?

Any and all advice would be appreciated!

Good call Steve.  However, on the other hand do you find that that the sellers (especiallly those with listed properties) are more distracted with the holiday season?

Good job taking action Philip, how many letters did you send out? Make sure you send out follow up mail later this month.  Your reach rate will increase the more times you mail someone.
