Welcome to BP! I made the move from NJ to DC (Northern Virginia specifically) myself. I hope you find what you are looking for here. There are many resources available. I am curious about the self-storage industry and will be following this thread. Good luck!

Hello BP! My name is Brian

I am from central New Jersey but I currently reside in Northern Virginia. I have declared this year as the year of action and have soaked up a great deal of information from the forums and podcasts. So far I am enjoying the pro aspects as well tinkering with the calculators, etc. 

I currently am a member of my local REIA group and have thus far made some good contacts. In addition, I sent my first round of absentee owner letters last week (so far only 3 voicemails left :-/ ) and so far not much luck. I only sent out around 200 so I am not even close to worried. I have about 250 more ready to be mailed this weekend.

Besides getting my feet wet with wholesaling I am interested in learning more about buy and hold as well. The suburbs of DC aren't the most fertile grounds for multi family homes so I have to set my sights a little further away. 

I am also looking for a new JOB (yes, really) but that will be for another post because I don't want to seem like I am soliciting anything.

Welcome @Dawn Fu  ! I hope you find what you are looking for. I search loopnet.com often but it seems there are only listings around the shore area that have been impacted by Sandy. In addition the website focuses on commercial property (4+ units). I hope you find the resources you are looking for!

I personally use a UPS mailbox instead of a PO box as it seems more personal. The UPS mailbox uses suite numbers and looks like a real address. I wouldn't want to give away my personal address for privacy reasons and don't want my mailbox flooded with returned mail.

@Lamont Marable you were smoooooth! I must say if that was your very first phone call you'll be signing contracts in no time. I watched a couple of your videos on youtube and you have a talent of speaking with people and making the conversation as casual as possible. I hope your endeavors are fruitful.

Excellent plan of action @Ana Garcia ! I am new as well and I have 500 written absentee letters ready to go and plan to send out 250 of them tomorrow. Right now I have an account with Ring Central for sellers to leave a voicemail but I have been curious about patlive for some time now. Please let me know what you think of them and how smooth the process was to set up. Good luck!
