The clubs I mentioned are networking organizations who will introduce you to other investors who are doing what you want to do. They will introduce you to all aspects of investing - from getting your credit in line, various types of loan products such as hard money, how to develop your business plan; i.e; flipping, buy/hold, wholesaling. How to market and manage properties. They also provide you with access to all of the tradespeople you might need to use. If you drop me a PM, I will get you their websites to look over, or, just google the names in my previous post. I too am just starting out and I think you will find the resources available to be very helpful.

Since you are in Houston, I would advise you go to one of the club events and get some more information. There are several here in town. Two of the better known are [REMOVED] and the RICH club. Members from bot clubs are here on BP as well. Lot of info provided with low (no) pressure.

I am looking for information on putting together a business plan for private money investors. Any feedback is welcome regarding experiences such as what kind of portfolio they would like you to have before providing funds. What kind of returns are people offering, etc. Not sure where to find this info on BP. Thanks.

First: full disclosure - I am a member of Lifestyles. For those who are not familiar with them, they are affiliated with REIA. It is a mentoring group with a very reasonable entry point cost. You will not be inundated with people pitching products. It will happen on rare occasions. I agree with you. It is very much about relationships and networking. My $.02 - if you are going to flip, the areas mentioned in previous posts are quite expensive. There are tons of neighborhoods where you can get properties at 45-75 cents on the dollar. These are great for flipping, but the basic lifestyles model is buy/rehab/hold. There are folks who flip, but the majority in LU are in the landlord business. When you get to town come to a meeting. It is very low key, low pressure.

Their base program starts out at $1,695.00 and there are about 4-5 levels ranging to over $14k. These are online programs with some 1/1 phone time. they then give you the opportunity to make some money back by referring other people to the program.
