We have a contract on a home with a detached 3 car garage that has a unit on top. The unit currently has a tenant. Plan is to keep current tenant and eventually convert the garage below into another rental unit. HOWEVER, just got the HOA information today and it says explicitly that they don't allow garage apartments.

Question is what does this mean for us if we continue to rent out the current unit? Are we going to be unable to convert the garage into a rental unit as planned?
