I agree that CAP rates all around Lancaster just aren't where I need them to be for an investment property. I got lucky with one a few months ago, but everything is selling so high that I would barely break even. I may check out the sheriff sale/auction next month for properties.

I am a newbie to BP but have been investing in rental properties in VA and PA for the last 5 years. I recently moved to Lancaster, PA and would love to build my network to trade deals or team on investments (rentals or flips). Any suggestions for where to start around Lancaster? I am an all cash investor.
