Hey there Scott,

I do like north Atlanta a lot, especially along the 400 corridor, but I wouldn't recommend Forsyth for Air BNB. A while back the commission voted to ban Airbnb. I heard that the ban would take effect in 2020, but haven't heard anything recently on the subject. Either way, I'm pretty sure the ban is coming at some point. If you do find a property you want to purchase I would make sure you have multiple strategies if you are going to try Air BNB in Forsyth. Make sure the cash flow is suitable for you as a rental or an STR. Here is a link to an older article on the subject:

Another spot you may want to consider is Gainesville.  It has a pretty strong rental market and should be growing in the coming years.  Good luck!

Hi there guy- I’m not too familiar with McDonough but I think your best bet is to go to the “forums” section of bigger pockets and type in a search of “McDonough“ and you will find a bunch of people talking about the area and you could message the ones that appear to live or invest there and see if they know of any good meetups in the general area. I bet there is something out there for you.

Welcome to Cumming, Stephen! I’ve been there around 6 years and really like the area. Here are a few that I go to semi regularly:

North Gwinnett Deal flow- (last Monday of the month and through bigger pockets at 7). Newer and smaller group but allows for an intimate setting which is nice to have in depth conversations. About 30 mins from Cumming at Buffalos’ Cafe

North lake reia- (last Wednesday of every month 6:30-9:30). Features guest  speakers with solid agenda each month. Larger group. Located in Gainesville so may be 30 plus mins from you.

Alliance Mountain REIA- 1st Tuesday of every month at 6:30, Golden Corral in Cumming). Longest tenured group and a nice format for learning and networking. Def the closest one to you that I am aware of.

Thanks Tyler.  Doesn't look like enough meat on the bone at current prices and rental costs.  I think he wanted new construction to have to deal with less headaches.  Maybe turnkey would work for him.

Hello BP Community,

I was introduced to BP a couple weeks ago and have been hooked ever since.  I just upgraded to a Pro account and am looking forward to exploring further.  I have a situation that I am hoping to get some advice on.  My wife is a real estate agent and has a former client (who she sold a home to) that has tasked her with finding 3 new construction single family homes that he can purchase around the Atlanta area in the range of $300k - $375k apiece. This would be a great opportunity for my wife but after listening to this week's webinar on evaluating and purchasing rentals (plus running numbers on the BP rental calculator) I don't know if he can get decent returns on new construction (which he is adamant that he wants new construction for some reason).  Does anyone have any experience with investing in new construction as rental properties that can lend some advice? Is he barking up the wrong tree, lol?
