Are there any laws for a realtor to not be able to disclose a bid on a property? My grandmother recently put in a cash offer for a condo. It was a few thousand dollars less than asking price. Her realtor said there are a few offers on the condo. When my grandmother asked what the offers were the realtor said she couldn’t say but my grandmother needed to make a strong offer. Any insight would help thanks.

@Collin Bryston Adams Thanks for your insight and real world examples. What does the inspector look for ie thing that need fixed in the unit, or do they say this rent is too high for this particular unit?

@Kenneth Garrett Thanks for your input. She said with Covid they have expedited the process a little but waiting a whole month to a tenant in could be frustrating. Once they are approved for your unit after inspections and everything, does the money come to me like an electronic payment in whatever account I set up?

I just closed on my first property which is a duplex that I am going to live in the top unit and rent the bottom unit. I have a potential tenant that is on disability and gets housing credits through the HUD. I'm completely new to this and I don't have people just lining up for my listing. So I want to accept her but I have some concerns. Everything check out on background and credit report. She pays on time and has no evictions.

@Jack Luzecky I just recently put my first property a duplex under contract, should close in a couple of weeks. Thanks for the numbers they are helpful. As a management company do you add sewer, water, and trash into their monthly bill and put it in the lease? I’ve never been a landlord but am eager to learn.

I have my first property under contract, really excited and a bit nervous to be honest. Looking for some good tips for picking a tenant pre/post Covid if there are any differences at all. This property is a duplex and I’m going to owner occupy for a year, both units are currently empty so I get to pick my own tenant. Any helpful tools to manage this new endeavor would be great.

I’m looking for deals in STL, small multi-family or single family homes. Need someone that is used to investors so when I ask a questions about loans they will know where I am coming from.
