Check with Upstate Bank - Frank Cipriano.  They probably won't give you 30 yrs...but they'll do 25.

@David - it is my understanding based on explanations I've received. I'm part of a NYS landlord group called Under One Roof which is headed by a local attorney that is very active in this space. It's true that you have to commit to keeping the tenant for one year after accepting payment - however, you can evict if they fail to keep up on their rent going forward.  Once courts open back up, that is.

Hi Gloria. I also invest in Rochester and am familiar with local investor friendly banks. Look into CNB, Lyons, Upstate Bank, and Family First Credit Union. Portfolio loans (I believe this is what you meant by "umbrella") are common for these banks and they are definitely able to the written for LLC's.

@Jacob Thorp - Have you spoken to CNB or Upstate Bank?  I currently have multiple properties valued between $50-100K under portfolio mortgages with CNB.  I haven't worked with Upstate but I have spoken to them and have been told that they would do the same.
