Is it possible for a husband and wife to each have a primary residence? We both qualify for a home on our own. Can we both get a loan on a primary residence? He has VA and I would do Traditional. If this isn't possible can you please explain why.

@Michele Meece Hi Michele. I cannot use a modular home must be a sfh or more on the structure.

@Jeremy Wirths Hi Jeremy! I might not be able to get an ADU on there. Some of the lots aren't big enough for that. But I am allowed to put a duplex up to a 4plex on them if the property size allows which I was thinking of doing on some of them. Most of the lots are smaller and they would support a nice SFH of 3/2 or 4/3 even.

@Will Fraser thanks Will! I was thinking the same about lowering cap ex and just being able to ride with a great product. My Contracter can do new builds (and has) so I’m glad for that.

Hello!

I am currently looking into possibly buying SFH for buy/hold vs. doing new construction (buy/hold). The city I am currently in has lots of plots of land for sale that are fit for a SFH. I am looking at affordable housing some I may think of doing section 8. The City currently owns the land and is selling it for cheap (anywhere between $500-$5000) per lot. The lot must have a SFH on it within 9 mo and can be kept and used as a rental. I was thinking of doing this as my first venture. I have a very trustworthy contractor on my team who has been in busy for many years.

This would be my first property. I am not looking for easy I am looking for profitability and I am in the real estate game for the long haul. 


So what are your thoughts new construction or existing? Anyone done this and have any pros/cons?

@Rico Nasol thank you. Nice to hear some first hand experience with the company. I also plan on talking to our local credit unit. The website said they loan to local investors.

Looking at getting our first investment properties and thinking of going with the company LimaOne or the like? What are your thoughts? They seem legit for our first deal but having some hesitation.

Has anyone ever heard of starting a nonprofit and doing real estate investing? The city I’m looking to invest in has a large amount of programs in order to help nonprofits with affordable housing. The city is going through a revival and I want to be part of it! I’m new to investing and I’m just trying to get all the info. Any info would be greatly appreciated!

I have a degree in Nursing!!! Can’t say it has helped me in investing yet! I’m brand new and just getting starting. Getting all my research underway!

Thinking do I really need another degree or certification to help me on this journey?
