PMs are under enormous cost pressure from their clients. Investors don't understand why you invoice them $60 to change a light bulb. Even though you had to dispatch a qualified contractor on payroll with benefits in a company vehicle to drive there, diagnose the issue (could have been a faulty switch), then drive to get that part and complete the job, take pictures, email them back to the client, generate an invoice and then facilitate a 20 min phone call why it has been so expensive LOL

Selling qualified contractor services to residential clients comes with it's own challenges, but the margins are much better. Even if you offer reasonable prices. 

Some companies run a marketing machine and charge insane prices and get away with it. The best example is Renewal by Anderson. Just recently came across a case where they sold $98,000 worth of windows and patio sliders to a home-owner. 35k would have been reasonable. The contract had a 50% cancelation fee, they could not get out, as they were selling the home.

Milwaukee has a huge need for contractors to fix up it's old housing stock and if I would not already have 2 businesses, this would be on the list. 


 Great take. I definitely agree with the pressures facing PMs. I do think there is some inelasticity in that industry, as HOAs / investors etc. are not going to raise their hand to carry the workload, but you are absolutely correct.

The one thing I struggle to get comfort in w/r/t contractor services is I don't necessarily want to be tied into one service vertical. Today's labor market is tight, and buying a smaller business that has a small labor force opens you up to key employee concerns. I admit I need to learn more about the WI trade labor market, but finding the right contractor services to start with is a challenge! Would love to hear this group's thoughts / pick your brains.

@Bradley Brucker - Great to e-meet you! I am very familiar with those areas. Is a good amount of your work work typically through arrangements with property management companies? I would love to get my foot in the door in those markets.

Over the past year, I have been looking to acquire a property management company. The process of identifying the right opportunity has taken significant energy, but I have not yet found the right target. Ideally, the company generates between $900k - $1.3M of net income and is located in the Midwest.
