Thanks Joe, it's good to know others are using their own spreadsheets/calculators as well. I was just curious if when analyzing, people use the BP calculators in general to determine if it's a good idea to dive into the details on a deal.

What types of assumptions for your local market might not be captured in the calculators if you don't mind me asking? Thanks!

Hey Everyone!

I'm a new REI and looking to get going. I've been deep into the BP webinars/podcasts and am pre-approved and on the hunt. My question is are there many active meetups in Utah? I've seen older posts about these meetings but they seem to be several years old or one time meetings. Any info on beginner meetups would be much appreciated!

Hey everyone, I'm new to Bigger Pockets and looking to get going and was just wondering have most people found success in using the calculators? Once your deal is done and you look back at the numbers the calculator gave you were they in the ballpark? I know it's probably best to not solely rely on the BP calculators, but just curious to see what others have found. I'm loving using the calculators so far, these things are amazing!
