I'm a long distance RE investor and @Charles Jabaley lead the process and helped me close on 3 deals the last couple years.  If foundations were never an issue we would have a couple more transactions under our belt as well.

I would also agree that your repair costs seem low. I don’t know the going labor rates or how much of the repair you will do yourself if any. I tend to be overly conservative just in case something else comes up I’ve built a cushion into my rehab costs.

I don’t have any experience in section 8, but have been researching it. I have some c+ & b- rentals that aren’t too far from a c- area That I think would afford a good section 8 experience for the tenant and the numbers work well for me. Best of luck to you whatever you go through with.
