Disclosure: I am not an accountant. You should discuss the tax pros/cons of flip versus buy and hold, with your accountant. That $10k profit, from a flip, can easily be thousands less after taxes. Where as with the buy and hold, you will be able to benefit from depreciation.

Welcome to BP! Where specifically are you looking to invest? The first step would be to study the area where you wish to invest. Then build a spec home to meet the demand of the market. If mostly 3bed 2bath homes are selling, then that's what you should be building, etc. Feel free to reach out with any questions.

I agree with finding a Realtor/Agent that is also an investor. As an agent/investor, I provide the services to my clients, that they were not getting with other Realtors who only deal with first time home buyers/residential.

I recommend that you look into local networking events to pick the brains of local investors. Once you get to know these local investors, you may find that one of them would make a good partner on your first deal. You could get into a deal with the money you have available as well as gain experience and prevent making significant mistakes. Keep in mind that partnerships are like marriages, so get to know these potential investment partners on a personal level. Ask about their experience and why you would invest with them.

How well does the paint hold up? Do you notice chips or cracking? I have a flip (over $300k) that has an off white tub. Should I consider this product over replacement?

I get asked a lot about how hard is the State Real Estate Exam. How should one study and prepare for the exam? My advice is always to visit www.nightbeforetheexam.com at least one week before taking the exam. The site provides many practice questions and games to prepare you for your State's exam. What advice do other Realtors/Agent's have for newbies that are prepping to take their State Exam?

I agree with @Shaun Reilly I decided to join a local broker that focuses on short sales and investors, so I could focus on servicing investor clients instead of first time home buyers. This way I can have less clients, but I know that each client is good for at least one deal per year going forward. I do not have any fees other than the MLS fees. The broker also is an experienced investor, so I can bounce deals and ideas off of him to expand my knowledge and business. It comes down to what the broker/firm has to offer you based on what your niche will be. Do you want to chase first time home buyers, and compete with thousands of other agents?
