Hey David, Thank you for your response. That is very helpful information. I hope FlipperForce has continued success. It is good to know you will continue to be heavily involved.

I know this is off the wall a little but I was wondering if anybody knows when the app will be updated to work with iOS 13. Mine force closes every time I try to open it.

Hey, Douglas. Thank you for the response. Sorry for the late reply. I haven't been on here very much over the past several weeks.

Clint - I do work the Pickwick area on a limited basis. I definitely need help in that area at times. Especially when I work on leasehold property. Thank you for the offer to help.

Douglas - Great. Maybe we can help each other at some point. Mike and I don't really know each other that well, but I know that he has been appraising in this area for many years. On a side note. How did you create your signature?

Thanks to all who have welcomed me. I appreciate it.

I am currently working on a potential short sale as a personal investment along with two partners. I have been trying to work through the process with the lender's representative and owner. The situation is unique in that the current owner has not paid any payments since approximately 2013 and the bank has yet to foreclose. The owner is not currently living in the property and is on the verge of filing bankruptcy. The lender contact is SLS (Specialized Loan Servicing). I spoke with SLS two days ago and was informed that an offer can be submitted once required documentation has been provided by the owner as well as a listing agreement, contract, and HUD1.

Has anyone dealt with SLS? Also can someone point to any source material on the site that deals with short sales? I am sure there is a vast amount but I thought I would try to take a short cut to the best stuff. ;-)
