@Paulette Midgette - when I use the term West Philly, I am using it to describe anything west of the Schuylkill, and for Overbrook, south of Lancaster. My concern with that neighborhood is that I don't understand why someone would live there when they could easily live a few blocks away in Wynnefield and not pay city wage taxes. Any insight on that? Thanks!

Interesting idea. What is the draw for vacation rentals in East Falls? That is something that I never would have considered. I have been looking at multi-families in the East Falls area, as well as Manayunk. I believe that cash flow is good there and vacancy is low do to high demand of recent college graduates and young professionals. Any thoughts on Manayunk?

Hi Sharon,

You'll notice that around the Temple area there is a ton of development. I am not even considering looking in that area due to high prices, low quality tenants (college students) and high crime. It's not that I'm against purchasing in college towns, I'm actually extremely interested in learning about it and potentially doing so, but along with the other factors I've turned away from Temple. But hey maybe that's why I'm not a millionaire :)

Hi @Lori Spadaro and @Kathryn Krueger - sorry for the delay here. Germantown and NW Philly is certainly interesting to me, but I'm mostly looking into West Philly right now. I think there is a lot happening and a lot of potential further west than most people are looking at right now. What do you see happening in Germantown that makes it such a strong candidate to be interested in?

Hello everyone - I've been looking at several neighborhoods in Philadelphia, and West Philly has always interested me, especially with the plans that Drexel has been providing for the development of that area. While it is a bit far away from there, Overbrook has caught my attention and I've heard of quite a few people earning a high ROI in that neighborhood. Lots of properties seem to be in good shape, asking price is reasonable, and crime is low. Does anyone have experience with this neighborhood?

@Lane Kawaoka - that is a very broad generalization to make based on a single property that you have that may or may not even be in Philadelphia. Could it also be possible that the property you have is just a bad asset rather than an indication of the market?
