As far as working with an architect, I would suggest asking them to prepare a feasibility study. This is a diagrammatic approach intended to determine what can be built on the lot taking all of the zoning and code restrictions under consideration. I work with a lot of multifamily developers here in California and that's usually where we start. Make sure the architect you work with is an expert in this.

Hey BP,

My wife are just getting our feet wet looking for our first investment opportunity, perhaps a small duplex / multi-plex or out-of-town investment to get started.

If you have some casual questions about permitting or architecture & construction, I'm happy to share what I can over coffee or lunch, just give me a ping. I'm a CA-licensed architect and LEED professional, specializing in larger ($15M-$150m) multi-family developments, but I've also done a few small permit and remodel jobs around town. My thoughts are free. I'm not looking for work for my office and we're busy these days so I'm not available for side projects either. I'd love to make a contribution to the community though, so please message me, I'd love to offer small help where I can.
