I've researched this topic through the search function but haven't found anything.

My question: Me and 2 other guys are wanting to get into rental investing. Would be single family homes (starting with one and growing from there). Strategy would be to hold/leverage property. 

From what I've read, a group usually pertains to a LLC. Through my search, I've read various opinions on an LLC. Some say you don't need a LLC and just need umbrella insurance which opens the door for conventional financing. My question is, have any of you grouped together with friends and NOT formed a LLC? How did that workout for you? Or - is it dumb to even go that route and stick with a LLC?

I'm in the same boat as Kiran. Have a group of friends creating a LLC. Most of the banks we talked to are offering an ARM 5/20 at 4.25%-4.75%. Only other option we can find is the Lima One Rent30 at 6.5%. Any other ideas we could look into before settling on one of these options?
