@Shawn Morrow I have a similar amount of units and a very similar life/financial set up. We are at the same crossroad. However, this is a good thing. I'm sure you ran your #'s with the expectation of future management. I take pride in managing my properties and have always had the best experience with tenants, little to no vacancy and expedited repairs. I am working now at finding a management company that will allow for negotiation to still allow me to have the control and oversight that I fell comfortable with. I would work on using this time to transition from being a full time manager/book keeper/etc to being a full time investor. I feel that this is the only true way to scale. My actual career is very flexible so I'm not ready to part ways with that yet but I will be starting with finding great people to start taking over the management and daily operations that have been cutting into my time. While this will cut into my cashflow in the short term, it will certainly result in a greater ROI with the time it will allow for me to scale by business.

Good morning. I am an active agent and investor in the Massachusetts area. I have a cash buyer looking for a large amount of land in the Vermont and New Hampshire area. He is hoping to have it close to a body of water or river. I am looking to connect with an active agent and investor in both Vermont and New Hampshire that I can set up a referral with and assist me in finding him the land that he is looking for.

Yes, it is possible to purchase a home before it goes to auction when it is in the foreclosure process. This is known as a "pre-foreclosure" sale or "short sale" where the homeowner is in default on their mortgage but the lender is willing to accept an offer for less than what is owed on the mortgage. A real estate agent can help you find pre-foreclosure properties and guide you through the purchase process.

Hi @Stephen Rodrigues I would definitely start by finding the featured agent in your area of choosing and or the investor most active on BP for that area. Most times they will be the ones with the most knowledge for that area.
