We've been approached to lease our property - a luxury home in Los Angeles - by a church for the personal use of one of their bishops and immediate family. This would be a 2-year lease. In addition, while the bishop is working locally, he is an expat. The church plans to sign the lease, handle payments etc. I feel that we should still do some tenant screening and have occupants listed on the lease. Are there any specific suggestions or guidelines to consider for the lease and/or screening in this circumstance? Thanks!

Hey BP People! I'm a newbie investor looking at jumping into my first deal. To complicate matters, this deal is out of state and I'm focusing in on a short term rental (STR) strategy to maximize cash flow. I have my sights on a turnkey home in Flagstaff, AZ. My agent is convinced that it is an excellent STR market, but I take that enthusiasm with a grain of salt. If anyone here on BP owns STRs in Flagstaff, I'd greatly appreciate any insights you might offer based on the current state of the market. Thanks in advance!
