Thanks everyone!  @Steven Butala, that is good information to know as land hasn't really been anything I've looked into.  I will definitely reach out to get some assistance as this area is abundant with farm ground.

@Josh Nix, good to meet you and glad to see other active members from NE.  I currently handle all management duties.  I outsource some of the labor, but I do a great deal of the repairs and renovations myself.  In the 5 years of owning these properties, I have met a great plumber, a couple 'do everything' type contractors, an electrician, and flooring guys.  A few of them have become great friends and resources when I need honest opinions.  I've sort of molded them to know what my wants and needs are.  I'm very particular in how I want a rental unit finished.  It needs to be nice enough that I would live there and am proud to own and show it.  I want it to stand out amongst the other properties a prospective tenant goes to visit.  However, a lot of the work doesn't need to be as nice as what I would do in my own house...if that makes sense.  As far as pure management responsibilities, I do all that myself.  My end goal is to have employees take over some of the individual responsibilities, and then I will manage the employees, but I need a bit more growth before I start moving in that direction.

I'm Brett from Ashland, NE - right in between Lincoln and Omaha.   I bought my first property in January 2010.  I currently own two 7-plexes and two duplexes in Lincoln.  All properties were bank owned and bought directly from the bank that owned them.  I quit a 6 figure job a couple months ago in order to pursue real estate full time.  I have a wife and two little boys, so I would be lying if I said it was an easy decision!

My goals are to locate deals in the Lincoln area and possibly expand into Omaha.  I really like the multi family properties as rentals/buy and hold opportunities.  However, I am also interested in single family homes as well.  I don't have any experience with flipping or wholesaling, but as I learn and apply new methods for locating properties, I would like to expand into those areas as well.  All that being said, any recommendations on how to locate properties would be greatly appreciated.
