Post: Billboards billboards billboards

What are general requirements for setting up a billboard on a property? Looking for basic responses. Specifically zoning and permitting. I know the laws vary between jurisdictions. The property I’m looking at sits at the corner of a busy intersection with tons of vehicle traffic, pedestrians, local businesses and a couple of schools. The property is .4 acres 1200 sf house single story. There are no pictures of the insides and the outsides appear to look fine. Selling price is 170k firm. Average price for same house in this area is less than 150k in good condition.

My question is if I purchase the property and decide to put a billboard up can it be done, or will it need to be rezoned?

Thank you.
