Post: Sending Targeted Mailers

Bought a property in a neighborhood where few houses go up for sale. I’d like to send mailers to the neighborhood to see if anyone else is interested in selling. Any advice? Success stories? Suggestions for companies or formats? Thanks BP!

My buddy and I decided a few months back to get into the real estate game. After doing all of our due diligence we landed in West Texas. We are from SoCal and have put together a small group of local investors to build a portfolio of properties. We have great people on the ground and are mostly interested in properties with multiple revenue streams like multi units, 2-4 plexes and out of the box real estate investments.  Our first rental in Odessa was financed by a local bank and is ready for market in just about 30 days. We have a new property under contract and are looking for additional likeminded investors to join us.

Anyone else have this problem? Doesn’t matter what city they’re in. They just can’t hit reply all. Either me or my partner gets left off. Is this a secret policy or something?

I have some large parcels of land in eastern Arizona that have been in the family for a long time and I would like to sell. Land is good for grape, pecan, alfalfa and other types of farming. There are three wells on the land and the USDA makes an annual payment that pays the property taxes and then some. Any suggestions on best or out of the box ways to advertise? Thanks BP!

40 Acres of Land with 12" Well
2424 E Kimzey Rd, Willcox 85643
Asking $99k

***Owner Financing Considered

Property has 12" well that is 358' deep with a submersible pump in it and a 2" discharge pipe that had a headgate at one time to let water out for flood irrigation. Not currently connected to electric but there is a 3 phase power line along the Eastern boundary next to the well.

Cochise County, AZ is an important agricultural area with good year-around climate and good soils, the farming industry is thriving. Divide into four 10 acres, setup a hipcamp, farm, rehab the mobile. Lots of possibilities.

There is an old mobile home with dirt driveway and septic that would need updating to make livable.

Not in flood zone.

Soil: Sandy Loam

Possible package with neighboring 40 acres.
