@Joe Splitrock Thanks for your response! Yes I know how to wholesale off the MLS I do it with my Partner that I met on here actually. In my area every one is Wholesaling from the MLS and was wondering how they were doing it. My point of view is that people who Wholesale from the MLS is too lazy to market to distressed homeowners. My Partner and I spent a lot of marketing and we do pretty well for getting off market properties!

@Cornelius Garland Thank you for your reply! Once in a blue moon there house number would be on the tax record of the property but half the time the phone is disconnected or don't even have a house phone anymore.

@Jay Hinrichs what do you suggest is the best way for a realtor like myself for marketing? I've just sent some mailers out the other day in the town I live in. Do you suggest a better way to market?

@James Wise Thanks for the reply. I honestly am not Trying to do that. With being an agent/broker I was just wondering how it is done because I was confused on how people do it.  All I was asking is how it's done that's it

@Jay Hinrichs Thanks! Well to be honest all these investors I deal with think if a property on the "MLS" it's not a good deal and everyone is trying to snatch. Which is true for the second part. But if I try to Wholsale them to local investor who don't look on the MLS they will think it's a good deal. It's pretty much just doing the numbers for them and then seeing it in another way.

Thanks for replies everyone! @Jordan Moorhead that's like asking "why do people do heroin when they know it can kill them"? I know a lot of investor that don't look on the MLS they just look forward for those emails local Wholsalers send them. In my market a lot of wholsalers are doing a lot of deals on MLS so that's why I was asking how they do it.
