@Raymon Farabough Awesome. Now if anyone has any appraisals drop them in and fill out the spreadsheet. This should help with buying for all people, flippers, Brrrrr, buy and hold. 

I'm hoping this makes it easier on all of us.

@Sean Fillmore @Robert Daniels. I'm playing around with a google doc to try to make it a public/or invite that we can post to. I think we could break it down to central Wichita, SW, NW, SE, NE. And using the 135 and 400 as the dividing lines. This will be a little bit easier than trying to neighborhood by neighborhood. If anyone on here is good with google docs, I could use some tips.

Hello My fellow Wichita investors. I wanted to float out the idea since I heard it on an older podcast. Would any one like to team up and create a google drive for appraisals? I've bought two SFR in the last 2 months.


I figure this would be really helpful for anyone in our business. Then when we are looking at purchases, flips, brrrrr, we'd be able to really dial in on comps. 

Let me know your thoughts, and if anyone wants to engage and do this.

1st off I've been scanning and combing the forums posts to try to find some info on this and I haven't found much. So my predicament is that I close on a property on Nov. 30th, but this property will maximize my Debt to income. Since my properties according to my broker haven't hit 2 years for seasoning they all fall as debt and I can't include my rents as income. 

SO, I'm looking for lenders, that will 1 lend and take a lease as a way not to include my current rentals as "debt". So, I can continue to keep buying. Or 2 will lend to an LLC without looking at D2I on myself and will look more at lending on the asset. Vizio lending does this but they quoted me at 5.5% Which kills my deals in my market in terms of does it make cash flow sense. Or 3 a lender with a shorter seasoning requirement.

Any tips on brokers/lenders to reach out to would be awesome. I'm learning my investing career is 90% vetting people on the phone..haha.
