Yes, the property has appreciated nicely.

Net in 2008 was 4.78% and today it's around 1.5%

@Greg Bohn Greg , I work for one of the largest credit companies and am a self proclaimed points nerd, PM me if you want to know anything specific . Recommend starting with the Points Guy website as well as One Mile at a time. Gary Leff’s site - view from the wing is also decent.

@Matthew Jacobsen, pretty familiar with Arcadia but i'm mostly concentrating on North Phoenix and then the suburbs much further out of town. Guess i'm priced out of Arcadia now from a RE perspective but would love to buy a home there.

@Chris Jensen At least an hour at night after my day job and then a couple hrs over the weekend so I can ramp up my knowledge, network and get leads. As someone else pointed out , far more constructive that mindlessly thumbing through instagram, Facebook or Twitter !!

Interesting you mention Arcadia...one of the more affluent parts of the city. Are you getting decent cashflows out of your properties ?

I am wondering if there are any London RE investors who find themselves in the same boat as me. I have been mulling over selling my property that i purchased in 2008 on a tracker mortgage. It's enjoyed 10 years of pretty good appreciation but i feel that it's kind of reached the end of the road. Rising interest rates, unfriendly non resident landlord laws and mortgages are all headwinds i'm not sure i want to be dealing with anymore. Not to mention the 500 lbs gorilla in the room - Brexit. 

Since i've owned the property for more than 5 years i don't believe i am subject to capital gains tax for non residents ( could be wrong though) so that is at least a bonus for me should i wish to get my money out of the UK market. 

Anyone else pondering this ?  interested to know and hear what other London RE investors are thinking....

@Branden Van Matre I hear you. I live in north Scottsdale and some of the asking prices here are just insane for 4 Bed 3500 sq ft homes, especially considering there are hundreds and hundreds of acres of land available for development. Even sleepy Cave Creek to the west of us is seeing million $ plus homes listed on the market and those are right on busy roads! A couple homes on my street have come up for sale on my street and sitting for 8 months or so before selling.
