Does adding a bedroom in existing square footage necessarily increase arv? We just bought brrrr house that is about 1650 sq ft. With 3 bedrooms 2 bathrooms. There’s room to comfortable add a 4th bedroom easily. I know it may increase rent a bit as well. Thanks!

March 30 makes a year since we closed on our first property. That BRRRR went just like you draw it up! We are finishing renovation on our second property now and closed on number 3 today. Man, I'm fired up and needed to tell someone!

We have one property now and closing on a duplex next week. So far we have done everything old school—hand delivered leases, we pick up the rent, we keep spreadsheets for everything, etc. What do I need to focus on first as we scale? What software/programs can you not live without! Thanks!

We are about to BRRRR our first property and are excited to say the least! There are 2 broken windows that need to be fixed. Being that all the existing windows are apparently old we got estimates to replace them all. The number is high and really puts us over the edge of our renovation budget. Do y'all think replacing all the windows makes a big enough difference in the refi appraisal to justify the thousands of dollars it will cost?
