Thanks for the reply. I was inquiring because a client of mine bought it, and I wanted to know how badly she was taken. I guessed it was probably worth around $20-25k, but the last sale was $13k.

She paid $48k, and is happy because after management fees, she is getting a 10% return on her investment. The problem is that she might not ever recover the principle.
