Thank you all so much for the solid input and connections. I'm working to connect with you via PMs and firm up my research to get the ball rolling. The info on here and your help is so valuable. 

Hoping to get some referrals of solid investor-minded agents in a few markets to speak to about purchasing buy and hold cash flow properties. If you are an agent or invest out of state and have used a great agent that you can refer, I'd really appreciate the contact.

I live in California and am interested in "B" type SFR properties. I'm trying to narrow down markets and settle on one and then purchase right away. Markets I'm interested in: Indy, Atlanta, Birmingham, KC Kansas City or any other markets you may know of as a good investment location. Would love to speak with an agent on the ground there first before deciding on a market.

Tim- I really appreciate you taking the time to really lay out some ideas to try and your own experiences.  It's really helpful to know it's not just me nor is it impossible.  I'll continue to drive for dollars, network harder and keep at it! Hi All -- Me and my brother/ biz partner have been on the hunt for a property to flip in the Ventura County market for the past 2 months, but have found it tough to find a deal in which the numbers work that isn't snatched up right off the bat. 

Ideally we'd work the auctions, but our capital isn't quite at that level yet so we're pre-approved for a loan to get the first flip off the ground via a standard or short sale purchase. We've been combing the MLS and sending letters to those houses that look bad on the outside - but having little luck.

Any suggestions or contacts that can help point us in the right direction to find potential deals would be beyond helpful outside of the typical MLS hunt w/ an agent. Also - if anyone knows of any local investment groups meeting up that I can connect with to possibly meet some wholesalers, that would be great!

Hello all,

The wife and I are trying to jump on a multi-family in the Worcester area but are having difficulty directing our focus to the right neighborhoods and how much to invest. Initially we thought we'd purchase something around 200k + any necessary renovations, but I can't seem to gauge the cash flow potential as each neighborhood seems to have such different rents and demand.

To make it harder, we live in Los Angeles so I'm unable to go to the wonderful black diamond meetings mentioned. We plan to move to Worcester, but would love to get that investment now, not a year or two from now.

Any suggestions on what neighborhoods you'd look in and what to expect for rent in a 3 unit, 3 bedroom? Thanks!
