This will be my first time doing a tax sale auction. In my county's tax sale you send in an excel spreadsheet with your bid amount. Im assuming this means that you cannot see what others are bidding on homes and you could potentially grossly overpay/underpay for a property you are interested in. Is this correct or is there a way to see what the current high bid is on properties during the sale?

@nedcarey  yes that is corrrect. I've been mistaking deeds of trust as the owners. In the past 2 year the house has been passed between multiple loan servicers so idk if that will complicate informing the proper people of the foreclosure. Figuring out a bid price is also my big concern because since I'm bidding for a primary residence I think it make sure sense to bid higher but I also don't want to grossly over bid

@Ned Carey Is interest gained on the entire bid amount except the HBP? For instance lets say the lien amount is 5000 and the house value is 260k. If you were to bid 100k, would the redeemer pay interest on the 100k or only interest on the 5k and the county would give you back the excess without interest?

My question is directed at the state of Maryland. So the county/state holds my money. The owner pays me back the lien amount plus interest and possible fess and then the county sends me back the amount i bid over the lien amount. Is that correct? I read some information that the owner of the home can somehow get the  money you over bid so i was confused.

Is my understanding correct that if you over bid the tax lien amount at a tax sale and the owner redeems, then you could potentially lose a lot of money? lets say the lien is 1000 and you spend 5k on it. If the owner redeems, he/she only has to pay back the 1k and any interest on the 1k. Is that correct or do they owe you the full 5k?

Yeah i assumed the property tax would be paid but its getting very close to the auction. Theres still time for them to pay but is signing up for the auction in hopes its not redeemed and bidding on it a bad strategy?

The home is going into tax sale in June for property taxes owed for last year. Im considering bidding on the taxes owed and either being able to foreclose on the home or find out the true owner through that process.

I am a first time home buyer and there is a vacant home in my neighborhood i am interested in. However, i cannot seem to find who the owner is. I tracked down land records and deeds and still have gotten nowhere. This is the wording of the most recent deed:

FOR VALUE RECEIVED, Secretary of Housing nad Urban Development ("HUD"), having an address of 451 7th street s.w Washington, D.C 20436, hereby assings, and transfers to wilmington savings fund society, FSB, d/b/a Christiana Trust, not in its individual capacity but solely in its capacity as Owner Trusee of MATAWIN VENTURES TRUST SERIRES 2016-2 c/o Kondaur Capital Corporation whose address is 333 south anita dr, orange, CA 92868, all its right, title and interest in and to that certain Deed of Trust executed by (original owners name), to Mortgage Electronic Registration Systems, INC.as nominee for Taylor, Bean and Whitaker Mortgage Corp.

I reached out to wilmington savings fund and they said to contact christiana trust. Christiana Trust said Kondaur is the servicer. I contacted Kondaur and they said they are not the servicer. I am very confused. Any help would be much appreciated!
