East garfield is gentrifying.  In term of purchasing, I would North of Madison , and East of the park.  The best streets are Warren, Washington, Fulton, Fransisco and California.  The closer you get to Western, the better the rent.   Right now I am getting 1500 for a 3bd 2ba 1500 sqft.

I own a 3 flat and my bills are usually 500.00 every 2 months.  I see a few people posting 200.00 every 2 months.  Do you have low flow faucets or toilets?

I own a 3flat and looking for more in EGP.   The neighborhood is changing, drive up and down Warren, Washington and Fulton.  You will see a lot of rehab project going on.  

The signs are there for gentrification.  I own a 3 flat on Warren and Kedzie and there are so many rehab projects going on Warren and Washington right now

 Crime is decreasing in the area, they are adding new amenities to the neighborhood such as the hatchery and passion house roasters. Of course the neighborhood still has rough sports but some of the bigger streets such as Warren, Washington and Fulton are getting a lot of rehab attention.

East Garfield Park.   Rents are rising steadily, area is steadily improving.  You can still get property for a good price here for now

Do you think one 50 gallon water heater would work for 2 units?

I believe it is zoned for it.  The building is a 3 unit now, and I was told there was a fire in the basement unit in the past.  For the bathroom , the only thing I was going to replace was the vanity and maybe floor.  I was going have the tub resurfaced and walls painted.

So at one time my duplex down was 2 apts, until there was a fire.  Currently it is still a duplex down, and I want to make it into 2 units.  The basement is 3bd , 1 bath.  It has it's own furnace, water heater, and ac already installed.  So the things that would need to be added would be door to separate apartments, I want hardwood floors installed, a kitchen needed to be put into place, bathroom remodel,  and of course fresh paint.  I was hoping all this could be done for about 10k .  Do you think this is possible?
