Curious what the best markets are right now for cash flow/creating passive income. I'm leaning towards multifamily rather than single family homes.  I live, work, and own real estate in the Bay Area however I'm starting to look out of state.  My goal is to generate an additional 20k per month of passive income over the next 3.5 years.  Any suggestions you have would be great!

I have a condo in San Jose that I bought in 2012 for $166,000 (it has been rented out since the purchase).  Market Value is now $400,000.  Im looking to complete a reverse 1031 exchange and purchase a single family residence for approx 1M.  I would complete my purchase in January and sell my condo in March.

I will move into this property after 1 year.  Is there any way for me to get owner occupied financing to complete this purchase?  I'm guessing not, but just curious if anyone here might have some ideas/tips for me?

I'm a Realtor and investor here in amazing Silicon Valley. I started in the real estate business as an agent in 2003.  I purchased my first primary residence and two investment properties in 2011, all of which are in the bay area.  I'm passionate about the business and the opportunities real estate can provide for anyone and everyone.  I'm constantly looking for ways to grow my business and knowledge base and have found Bigger Pockets as a great way to continue my education.

Ultimately I would like to build a large real estate portfolio.  I have been a buy and hold investor so far but would like to learn about, and jump into, other areas of real estate investing.
