I bought what I could afford. I had approximately $20,000 saved up in a market where the average sales price was $250,000. I couldn't afford to put down 20%, so I looked for a cheaper fixer-upper. I told everyone and their brother that I was looking for an off-market fixer-upper, single-family, under $100,000. 

Three months later, an agent told me she was working with some hoarders that were too embarassed to let anyone see their property. Long story short, I negotiated an off-market purchase for $55,000 and it was worth $155,000 six months after I bought it.


 That’s great ! Thank you for sharing with me . I didn’t even really know that was a thing to find people to sell off market . Good to know .

congratulations! That’s great . I’m definitely still doing research on witch route I want to go for . Curious on what everybody’s input is on this . Thank you for sharing.

 Thank you for commenting on my post ! Im very new to the investing side. I have been involved in a couple of flips. I have knowledge and hand skills to do a lot of work. I would like to start getting away from the constant physical work and get into making money work for me. I had a little health scare recently and I'm only 35 with children.Though everything played out as it should and I am healthy ( not trying to get to personal).  It really made me want to do something and get into a better spot because if something where to happen right now I realized I would have left my kids with not much. I have a huge burning desire to level up and this just was the last straw . This has to work there is no other way or no way this will fail. Im happy to have came across this website and I do hope to form real relationships with people who can guide me and teach me . Im looking for real people to trust and who will instill trust in myself as well. All the best to everybody and I'm looking to start connecting and learning with everyone !

Welcome to BP! There are plenty of investor friendly realtors and investors here that you can connect with. There should be local meetups available in your area as well. Read through the forum posts here as there is plenty of value and wisdom in the old posts!
