Yep. I am using the data to speak with the bank directly after the foreclosure and before they list it. This info. gives me a good idea of the banks negotiating posture.

I need a little help. I am searching for a preforeclosure listing service that will provide information on the loan, loan type, and amount outstanding. I am in Charlotte NC and I know there is a local source for this, but I wanted to see if there was a national provider of this level of information as well? Any guidance is appreciated!

Leave it to a bunch of investors to scare the he.. out of the new guy, but you asked! I still think the deal sounds pretty good if you can truly verify your numbers and be willing to accept it as a single or a double.

2 Thoughts: The cash reserve is king here, so it looks like you are getting a bank loan for this property. Look into private money that requires less cash into it. You may need more than you think for fix up. Seems like a good return even at that. Be sure your rent comp is right and do it.

We are actually solutions providers. If you think about some of the properties investors buy, there is nobody else to make the purchase. Is it better to allow the property to return to the dust or be the investor with vision to bring it back to life. If we don't think about our business as a true profession that helps people out of bad situations, who else will.

Look for agents that are in the investing game. There are a few out there that really understand it and can be a great help. That being said, most are incredible deal killers, the good news there is that you can change agents and if it is the sellers agent usually they don't make it through 6 months and you can go back when they are gone.

I have had tremendous success with 2 things. 1. A sign that simply says "Smile you are on Camera" and 2. A flood light with a motion sensor up high enough that all the neighbors can see it go on. Got them during the day (assuming they can read) and got them at night.

The question I would have is 41 cents on what dollar? Is that a concrete subject to appraisal or just a Trulia number. Secondly, did you get a real quote for repairs or is it your estimate. Whats the ROI if I rent it. The real numbers would give me a reason to buy.

I thought of one other thing after I wrote above. You say the credit scores you are seeing are bad, I would contend it might be worth it to find out the cause of the bad credit score. Sometimes a health issue or lost job will smash the credit score but up to and after that incident they are squeaky clean. Might open up the field.
