Jay - you are right about the rough weather/air. I love the Cirrus but the weather concerns me a bit. Our friend has a new Piper M600 and my partners flew it up to Boise a few weeks ago.. just over 2 hours from St. George - it would be a great option but it may be a little small for us all to travel since none of us are pilots

 well since its your thread we can talk a little aviation :)   Joe bought a Cirrus same year I bought mine.. at that time he commuted to SLC but put something like 400 hours on it first year which is right up there with commercial pilots.. he then bought a TBM.. 700 .. then like all of us in the business 08 happened not sure if he sold or what.. but we all kind of retrenched..  and then yes he bought the mustang he had a deposit on the Honda jet. but I think at 4 or 5 mil he probably went for the smaller one.

Anyway yes you could do a lot with a decent all weather aircraft.. lots of tough weather between St. George and Boise as you know.

You could do it in a plane like mine a Cirrus but  U would have to really watch weather and such.

a pressurized turbine is what you would want you can get a decent used one for 1 to 1.5 mil.. and if you really use it they are good write offs and of course hard to value our time.. you could now make your meetings and be back for dinner.   And with a son as a pilot you have a big advantage.   I suspect he could help U immensely in picking the right machine for your mission etc..

Thanks for the reply Greg and Jay!  One site is in an opportunity zone and we were thinking of rolling some cap gains into it but I don't want to pay too much for the dirt. We would be doing the whole project with cash.  I'll try to reach out to your referral - thanks!

Here's a question for developers and brokers - how much is the average price/ft for storage units?

@Chase Leavitt thanks for your input and for reaching out. I think we will be pulling the trigger on the bulk sale for all 88 units since the offers we have received have been close to our ask. Let’s stay in touch - we have another 74 units under development in The Boise area and the 4-plex lots will be finished and recorded Fall ‘19. We may decide to sell those to individual investors.

@Don Spafford thanks for your comment and for reaching out. This deal is in Nampa and we have another 74 unit project just about underway. I may be headed to Eastern Idaho if this other deal is interesting and maybe we could meet up.

I love Eastern Idaho! My sister and brother-in-law have a beautiful ranch in Tetonia down on the Teton River and we love the Teton Valley, Swan Valley, Rexburg, IF, etc.  Coincidentally, I actually had a multi-family project come to us this week in Rexburg that I may come up and see in two weeks. I live in St George and we have a lot of Eastern Idaho folks in our single family development. We may know some of the same people..

Thanks for your post Scott! I would actually like to go off topic and learn why your new duplexes are your favorite. Frankly, I see a lot of BP members seeking fixer-upper units to add value and raise rents (I get it) but for someone that wants to hold multi-family long term I would think it would be much better off to buy new, if they were available, even though they may cost a little more upfront. Let me know your thoughts. Thanks!
